Maximizing Site Space to Deliver a Logistics & Distribution Center in a Desirable Location

Maximizing available space and mitigating the potential impacts of construction on a complex site that left little room to move around was key to delivering success on this 162,150 square-foot logistics and distribution facility.

Maximizing Space Through Strategic Planning

To help NFI optimize their investment on this highly desirable (but compact) site in Cherry Hill, New Jersey, the Penntex team worked to maximize space, executing a strategically planned cadence of construction and careful coordination of subcontractor access around the site that ensured work could stay on schedule and on budget.

Managing Complex Soils & Weather Conditions

Poor soil conditions required extensive remediation to prepare the site for construction. A conveyor was used for concrete pours to allow material placement without disturbing the soil. Extensive rain threatened to derail the schedule as the construction went vertical, but close coordination with trusted subcontractors and diligent schedule management ensured delivery in alignment with target milestones.

Integrating Custom Features

The final space includes a variety of unique features designed to add visual interest and deliver optimized tenant experiences.

  • The front entrance of the logistics and distribution facility is designed similar to that of an office building. Suspended tilt-wall panels create a unique architectural look.
  • The space includes a 2,600 square-foot office fit-out.
  • The building is prepped for solar, and the grounds feature electric vehicle (EV) charging stations.
  • A substantial amount of landscaping was completed (roughly 4 times that of a typical project) to create a stunning visual curb appeal.

Improving Traffic Flow

Through collaboration with the township and county engineers, Penntex helped improve traffic flow on Woodcrest Road. Road improvements were originally planned for half of a lane but evolved into curb-to-curb construction. The enhancements include a truck and vehicle entrance to accommodate increased traffic flow to the area.

Overcoming Supply Chain Challenges

Securing switch gear, the fire pump, and the transformer required early planning and coordination to mitigate impacts resulting from industry-wide supply chain disruptions.

Through open lines of communication to keep all partners in-the-know and strategic project planning, Penntex was able to maximize space on site and create bottom line efficiencies for the client.
