Successfully Redeveloping a Former Landfill Site

Returning underutilized sites to productivity to benefit local communities is an important part of the Penntex commitment to Building Better, but the process can include unique construction challenges that demand a strategic and flexible approach. The Bridge Point 999 New Warehouse site, located adjacent to a closed and capped landfill in South Brunswick, New Jersey, presented a wide range of site-specific complexities that Penntex was able to successfully navigate through a strategic approach to planning and project management.

  • Stabilizing Soil in the Pre-Build Phase
    Because the site featured extreme inconsistencies in soil quality across the surface, as well as the presence of underground tanks and other voids, careful dynamic compaction was critical prior to the commencement of construction to meet soil bearing specifications. The significant variances also meant survey data had to be continuously evaluated as site conditions evolved. A passive vapor mitigation system was installed as part of ongoing soil management.
  • Working Around Physical Space Restrictions On Site
    Although this new warehouse has a relatively standard design, the construction process was complicated by a tight project site. A portion of the property is under the control of the federal Environmental Protection Agency (EPA), and crews needed to ensure this area remained undisturbed. Careful coordination and phasing of teams and equipment onsite throughout the project ensured an efficient approach despite challenging access and space restrictions.
  • Overcoming Permitting Delays for Critical Water Access
    During the permitting process, a sudden complication arose when public water access was blocked due to limited supply in the municipality. The Penntex team was able to mitigate the impact and keep the project on schedule by adapting the construction cadence to keep work advancing, including executing key phases during unpredictable winter months.
  • Navigating Sewer Connection Complexities
    Obtaining sanitary sewer access required an extended connection spanning 1,200 linear feet, which resulted in the need to mill and re-pave a significant portion of the roadway in front of the site.
