Navigating Tight Spaces to Ensure Smooth Business Operations During a Busy Manufacturing Facility's Warehouse Expansion

Penntex meticulously coordinated the construction of two significant warehouse additions for valued client partner, ResinTech Inc., a manufacturer of ion exchange resins and related water treatment products, located in Camden, NJ. This project required precise planning and phased work to ensure minimal disruption to ongoing operations within the constrained space of an active production facility in an industrial setting.

Dual Additions to Create a Vitally Expanded Footprint

The project involved the construction of two separate additions to ResinTech’s existing facility:

  • West Addition: A 10,000 square-foot warehouse space designed to expand ResinTech’s filter production and storage capabilities.
  • East Addition: A larger 20,000 square-foot space that includes expanded production warehouse, laboratory, and office areas, enhancing both operational and administrative capacities.

Taking Space Constraints into Consideration

The Penntex team often works in occupied facilities, which adds unique complexities to the construction approach. At ResinTech, our team remained flexible to accommodate the constraints of an active facility with notably restricted space. Maintaining operational trucking areas and entrances was essential, and the existing loading dock was kept open as long as possible. Prior to Penntex’s involvement, zoning and site work were completed, which created further external space constraints, further challenging site access.

Carefully Coordinating the Installation of Fire-Safe Walls

Fire safety is a top priority in the expanded facility. The installation of the 3-hour-rated wall panels, essential for fire resistance, was carefully coordinated for the wall connecting the new and old facility sections. Since the wall extends past some office spaces, temporary walls were built during construction to minimize disruption to the ResinTech staff. Structurally, the additions are separate structures with matched footings. To meet fire safety standards, Fero Clips, meltable fasteners that connect the existing steel to the new steel, were installed. This solution ensures that the wall remains standing on one side if the other side fails in a fire, a crucial measure for meeting code requirements and ensuring facility safety.

Cultivating Collaboration and Flexibility from Start to Finish

ResinTech prioritized leveraging their existing subcontractor relationships to execute key facets of the project. While this meant coordinating with partners outside Penntex’s usual network, a commitment to collaboration from all partners ensured work advanced seamlessly through every phase.
