Cold Storage Facility Customization for an Expanding Beverage Company

MRP Industrial contacted Penntex to construct a new 282,530 square-foot cold storage, office and distribution facility for Breakthru Beverage in Middletown, Delaware. The new facility supports the company’s growth and expansion and serves as a central hub for company operations, featuring diverse spaces to accommodate people and product, including:

• 25,400 sq. ft. two-story corporate office space
• 7,440 sq. ft. of warehouse office space
• 7,800 sq. ft. keg cooler (38-degrees)
• 22,000 sq. ft. packaged beer cooler (45 to 50 degrees)

Construction for this multi-faceted facility was set on an aggressive schedule and occurred during the height of the COVID-19 pandemic, which contributed to a number of unanticipated complications that had to be managed to keep construction advancing and on-schedule.

• The complicated and rapidly changing supply chain impacted material availability and delivery targets with some components being pushed out for months beyond original targets. When a potential schedule-busting impact of fire alarm equipment delays was identified, the Penntex team worked with equipment vendors to identify an interim solution to ensure the building could be delivered in line with occupancy timeline goals.
• The building tenant, Breakthru Beverage, purchased all equipment for the facility directly including electric conveyor and sorting systems and racking. The arrival of this equipment was directly connected to the phased turnover of building areas. During the project, selected equipment manufacturers experienced labor shortages and labor harmony issues that had to be closely monitored and addressed to keep occupancy milestones on target.
• An already complex project that required strategic phasing to execute construction across the various facility sectors in tight proximity to one another was further complicated as the Penntex team continually adapted to overcome pandemic supply impacts.

Ultimately, through a commitment to collaboration and delivering solutions and value each step of the way, the Penntex team was able to deliver the new Breakthru Beverage space on time and on budget.
