Precision Inside and Out
From comprehensive, exterior site planning to interior systems designed to deliver precise control, the Penntex team worked closely with Exeter Properties, New Kingston Land Development, LP, Whirlpool and their representative Jones Lang LaSalle (JLL) to deliver a facility that featured precision at every turn. The project was certified LEED Silver and throughout planning and construction, Penntex provided guidance and expertise to achieve the certification in compliance with the U.S. Green Building Council guidelines.
Key project components included:
- 500,000 cubic yards of cut/fill including a significant amount of rock. Resulting rock was crushed on site and used in the stone sub-base under the truck courts.
- Demolition of an existing rail spur and construction of a new dual-service rail line to the Whirlpool facility and the adjacent property. Subsequent construction of a rail spur annex to house up to 10 rail cars.
- 326 trailer drops, 186 parking stalls and 120 dock doors.
- The entrance drive and building pad were cement-stabilized to maintain access and a workable pad through the harsh winter months and wet spring.
- Relocation of electrical service line to accommodate 4000-amp electrical service.
- Seven stormwater basins.
- A separate, on-site guard facility, perimeter fencing and turnstile entrance/exit.
- 10,000 square-feet of office space, remote shipping/receiving and service/maintenance areas.
- HVAC and HVLS system tied into and controlled by a fully automated building management system (BMS) that followed a designated sequence for full building client control.
- Robust humidity and environmental control systems.
Meeting Client Needs Through Value Engineering
Throughout the project, the Penntex team was able to account for unexpected changes and requests, providing value engineering solutions to accommodate project scope adjustments within the established budget. Careful planning, open communication and creativity were key to delivering the best solutions to meet the client’s needs throughout the project.
