In strategically expanding their company headquarters, EAM-Mosca’s visionary goal was to adaptively reuse an existing mid-1980s vintage building adjacent to their existing single-building facility, ultimately developing a total 283,000-square-foot, two-building campus set on 50 acres. The new facility is multi-use with a customer showroom, auditorium space for presentations and training, Class A office space, manufacturing and assembly areas, and a spacious warehouse.

Creating the Ideal Design for a High-End, Multifunctional Facility

Strategic collaboration through a comprehensive pre-construction design phase was vital. Delivering project success included helping the client achieve the objective of creating a space where every detail—from layout and lighting to each interior finish and component—created a welcoming environment for employees and customers.

Transforming an Outdated Industrial Building into a Modern Workplace

Acquired in 2020, the building to be renovated was a previously idled heavy industrial manufacturing operation. Significant condition issues based on the age and status of the building—as well as the need for a major cleanup effort—created a range of complexities. An existing dust collection system in the facility required extensive demolition and refurbishment.

Carefully Phasing Work to Accommodate Timeline Restrictions

Close collaboration with the EAM-Mosca team to relocate stored equipment in the new warehouse space to a temporary interim storage facility was needed to advance work on all new lighting, new wall panel insulation, the installation of a compressed air system for the machine assembly area, and upgrades to existing dock doors. Penntex phased work on the warehouse renovation as the priority so that our client partners did not face any temporary storage cost overruns.
