Space Optimizations and Special Installations
For a variety of practical and safety reasons, a vital goal for this pharmaceutical renovation project was to ensure that the total usable square footage of the facility was optimized to provide ample space for both warehousing and office functions in the building. Penntex advanced a design that placed an expansion of the office area on a mezzanine, avoiding making any additions to the existing structure and preserving the floor area beneath for installation of DEA-approved storage cages, vaults, and insulated metal panel coolers that maintain precise temperatures.
Mechanical and Electrical System Innovations with Room to Grow
Multiple rounds of design revisions to the mechanical system, which needs to ensure compliance with stringent building-wide temperature control requirements, were a necessary complexity of the project, and Penntex created budget-conscious solutions every step of the way. These included the strategic placement of mechanical units outside the building and on the roof to preserve internal space. The electrical system was also designed to allow future connection of generators without significant rework, providing flexibility and cost savings to the client.
